Campground Feasibility Assessment
Cutters Camp is a low key campground at Mebbin National Park with a large open grass area which caters to flexible use by visitors. This is a great location for visitors to base themselves while they explore the nearby Border Ranges National Park and Wolumbin (Mount Warning). It also has access to trails that are suitable for horse and mountain biking and a nearby swimming hole on peaceful Byrrill Creek. NewScape were appointed to produce a Landscape Concept Design and a Business Plan for the Cutters Camp day use and camping area. The concept design includes parking and facilities upgrades to the day use area and a major upgrade to the campground which includes:
• New campground amenities (camp kitchen and toilets)
• New level car camping sites
• Pull through caravan sites
• Camping platforms enclosed within a hoop pine plantation
• Hut accommodation to extend the shoulder season usage
The Business Plan considered the potential visitor markets, a range of camping style models, designs that can be implemented cost-effectively and potential revenue generation. It is envisaged that by upgrading the campgrounds that it would be possible to increase visitation and revenue. The revenue should be sufficient to cover operational costs and provide a good quality experience to visitors in the family and low-cost markets.
